Cornicing around the edge is no problem. Even my small set of ladders would extend and rest against the wall, allowing me to get to 13'.

It's an option. I'd use Lego.
I was just pointing out that the presence of cornicing is no barrier to using long poles and rollers for the rest of the ceiling, as the cornice is easy to access by other methods..
