fitting of Amtico Spacia flooring - is this an unreasonable price?

Have just got a quote for fitting around 12sqm of Amtico Spacia flooring of just over £1100. That seems high to me.

At £40/sqm the tiles'll cost around £500 so for sealing the concrete & screeding materials plus labour that's £600+.

Am I being unrealistic or am I being ripped off?

It's the fitting cost I'm surprised at, not the cost of the tiles. What would you suggest instead?

I can't understand why anyone, in this day and age, would want glorified lino put down. It's original idea was that it was warmer underfoot than ceramic tiles and being amtico, was hardwearing etc, but 1100? - for that you could have UFH and a good quality floor tile, both problems solved pus a big saving and a longer lasting floor to boot

Just had c.17 sqm Karndean knight tile (so cheaper tile) fitted for

1200. Labour was 280 but when you add ply and levelling compound it adds up. Fitter was here over two days and took about 9 to 10 hours to complete.

Thanks John, that's useful to know. I've agreed the quote.

The kitchen it's being fitted with is worth the expense of the tiles & we didn't want a wooden floor due to the hassle of maintenance and UFH isn't feasible.

If it's any help, we absolutely detest ceramic tiles on a kitchen floor. Anything that drops on tiles is bound to smash or, worse still, the tiles will smash as well.

My parents had a quarry tiled kitchen floor when I was young. The tiles never smashed. Sometimes the article bounced a couple of times, then smashed :o

Its definitely not glorified lino! I'd also doubt you could get underfloor heating and ceramic tiles for that price, plus ceramic tiles are hard and can break if things are dropped on them. I have a flooring business in Bristol and I would say 80% of our work is karndean or other luxury vinyl tiles. Especially where open plan living areas are involved and people want their floor to flow from room to room. Also you wouldn't really want an oiled wooden floor in the kitchen due to spillages etc so LVT's work really well. Yes the fitting costs are expensive but its a specialist trade, much more intricate than ceramics. Our all in costs range from £65 - £110+ for karndeans knight tile range up to their flagship art select parquet with all the border work etc. Any issue with Karndean is 99.9% a fitting or sub floor preparation issue. Sub floor has to be perfect as the tiles are bonded to the subfloor so any lump or bump will show through. And just like other trades there are a fair share of cowboys in the flooring trade so its always best to go with a firm who have a premises as they are a partner of karndean if they have an account so any possible issues get resolved. As long as they are Amtico approved then this a fair price. Remember good quality is cheap, it's bad quality that is expensive.
