If anyone can offer advice on this question i would be very greatful.

I have 3 bed house which needs some work but is not totally run down. Mainly a good clean and probably parts of the kitchen fitted. Also certain outside parts could do with a good lick of paint. If i spent 5k on the work and then put it up for sale would i recoup any of the money or make a bit more?? Some here at work say spend whilst others say "people always do their own things with the house"

They do say 'kerb appeal' is very important..if a place looks externally uncared for, then that puts people off. A lot of buyers want to move in and not have to do major work like new kitchens etc, and a fresh lick of paint will be tolerated until they redecorate...however a manky kitchen and peeling wallpaper will definitely put people off, or make them put in a lower offer. Depends whether you want to sell at a lower price as a refurb project, or at a higher price as fully sorted..plus it depends what area you are in - are prices going up - and what demand is like in your area

I personally love it when I get to view a tatty house - it means I can put in a real low offer. I once got a house that was on the market for over a year for £20k less, and it only cost me £3k to put it right - great!

They do, but they like to think they won't have to.

Best is to clean it out. tidy up any rough surfaces and paint with a light colored paint - 'magnolia' is favorite, or trade white.

Then fit the cheapest of kitchen units, and sell it.

The trick is to spend as little as possible on making it look like a 'clean, well maintained house'
