Cost for garage extension/build on garage

Hi,

I am looking at houses, but not all already have one built!

SWMBO isnt happy with any we have seen so far, so it looks like work is needed on whatever we buy.

Does anyone have a rough ballpark figure what cost am I looking at to

a) Build a single story brick built garage adjoining the property.

b) Build on top of a existing garage to create a first floor bedroom with flat or apex roof.

I have guesses at about £25k for either option? Any I off the mark??

You should be able to build a detached garage for a lot less than that. What size are you talking about.

I had a double (17'6" square internally) detached garage built last year with insulated cavity walls - with concrete blocks rather than insulation blocks inside, and with a pitched roof for about 22 grand - including a wide well insulated motorised sectional door, a back door and large window.

The cost of building over an existing garage will depend on what's there already. If it's got cavity walls, and if the foundations are suitable for taking the extra weight, it should again be under 25k. Otherwise, it could start to get complicated - and expensive!

At least my ballpark estimate is on the cautious side!

I am only looking at a regular single garage, with insulated cavity walls as it is connecting to the house (i.e only needs 3 walls), regular garage door on the front, and a single upvc door in the rear.

Been looking at a property with an existing single story garage, which was built with the intention of building over but this has not been done. Hence it has cavity walls/suitable foundations. Tempting!

Well under 10K for that. My neighbour had his garage converted to a room and a shower room fitted on the back of it, a sloping roof with tiles. That cost £10k. A garage would be less. The doors & windows will only cost a few hundred.

Maybe a bit more than the garage!

You're probably right if that includes full decoration too, maybe between £20k and £22k.

Good luck. How about a loft conversion and a conservatory instead?
