What maintenance for air conditioner?

What is a proper maintenance schedule for an electric-only heatpump?

I plan to have the system checked every year, and I assume that temperatures, pressures, and amps are measured, but should other things be done as well, such as clean the coils? And how often should coils be cleaned?

Is it possible to clean coils too often and cause corrosion? The Grainger catalog indicates that most coil cleaners are caustic or acidic, and my concern is that some could become trapped where the tubes meet the fins. I'm especially worried because other types of cleaners leave residue even when their labels say otherwise.

BTW I don't plan on doing any of this maintennace myself.

Well you have a mold- moisture issue to fix, and clean everything and have it serviced. Maybe your drain isnt draining right. A uv light may be needed, apx 500.

These products are not caustic or acidic and biodegradable.

Once or twice a year.

Annually, they make non-acidic coil cleaners.
