Roofing question

Some questions guys,

If I have missed these points in the several posts , please accept my apologies

a) do we know that the initial complaint was leaks, and not condensation b) why was a new roof required, why not re-use existing tiles ? c) has the roof insulation been improved e.g now 200mm from 50mm ? d) has the heating system been changed or upgraded ( And not using paraffin or calor gas stoves ? ) e) have the windows been changed recently f) If Upvc windows, do they have a trickle vent, and are they open g) does the bathroom have an opening window, and mechanical vent h) Is the kitchen likewise vented i) Is there a tumble drier in the property ? j) have any other home improvements been undertaken recently ? k) does water show only during rain, or some time after. ( perhaps on a dry day ??) l) is it always in the same place, or varying positions m) What sort of temperature does Mr Giles keep his home ? n) Are there gas fires in the property, are the air bricks free and not coverd or blocked ? o) Are the chimneys clean and not blocked p) Are the gutters and RWP's claen and running freely

I think that will do for now.

Spoke to my friend again today, Keith, and he said that last week's cold weather produced virtually no condensation in his roof. It would appear then that the extra ventilation is having the desired effect.

Oh dear, got a call from him today. It seems that the *very* cold weather of late has produced an enormous amount of condensation in his roof. I have a feeling that the roof will have to come off again and some 'proper' felt fitted. Anyone got any other suggestion?

Steve & Giles. Its a very flat pitch less than 22 degs with a none breather felt underlay covered with Redland mini Stonewolds. Apart from more venting which as already been done, it looks like a re roof with a top quality breather felt with a continuous dry vent ridge system.

Any thoughts Steve.

well, Insulation board in between the rafters and tyvec over counterbatten (warm roof) would be my thoughts.

Just don't use that felt that Geoff capes advertised by jumping on it lol.

Once again thanks to both of you for your advice. Tell me: this insulation board and 'Tyvec' that you recommend, how is it fitted exactly - does the roof have to come off, etc? Giles.

Tyvec is just a breathable membrane allowing moisture rich air out of the roof but not in. Other breathable membranes (felt) are available.

Yes tiles felt and batten off to convert to a warm roof, see the link and see if it may help you, its what I would do.

Thanks for that - I have passed the link on. It looks like a good solution, but a very expensive one - would have been ideal if he had known about it before he had a new roof put on at a cost of £10000.

Actually, it was £11,000 now I come to think - he was definitely overcharged in my opinion. The roof is largish but nothing special.

Anyway, thanks again, Steve - I will certainly post any new developments here, and try to get some pictures as well.
