Flat garage roof options...........

We have a flat roof on our garage approx size 30ft x 20ft. Its attached to the gable end of the house, very similar (but not this actual one) to the picture below:

At the moment it is felted and the most part is ok but as normal the problem area is where it attaches to the house.

Ive been looking at various options and just wanted the groups input.

options:

  1. Strip and re felt (hot or cold ?).
  2. Strip and use one of the EPDM rubber membranes.
  3. Have a new slightly pitched roof put on it.
  4. try repair the existing flt with liquid rubber!

questions are:

Is it an straight forward job to re felt a flatroof roof ? i know theres a hot method and a cold method ? pros and cons of either if known. Is it worth paying the extra for the EPDM runner membrane method ? anyone any experience of this ?

Pitched roof is going to be the most expensive option i guess, approx cost anyone ?

Repair really isnt a cure just a quick fix i guess so really isnt gonna happen. Anyone know an approx cost for someone to actually re felt the roof in "normal" felt ? anyone had simialr done ?

Hi Si Pitched roof is best, but you would need a minimum 20 degree pitch for cement fibre slates, or 15 degree pitch for tiles or Cambrian tiles which look like natural slates, assuming you are not very exposed where you are, in which case you would need slightly more of a pitch. Ther is a tile called the 'Forticrete Centurian' which will go as low as a

10 degree pitch. With the timber work involved you should allow around =A390.00 per metre + vat. If your boards are not gone, just have a new flat roof covering, these days should last 20 years plus - cost around =A340.00 per metre (+ vat). For new boards add another =A330.00 + VAT. The best thing to do if you are quite handy is to strip it yourself, deck it yourself with 18mm stirling boards, cover it with a tarp and then get the proper blokes in to lay the felt on hot tar. If you decide to have a new flat roof, I would go with a big firm preferably with insurance backed guarantees. May cost a bit more but you cant be too sure with flat roofers!

cheers foe the info Stuart, im presuming the metre prices you mentioned are per SQ metre ? The roof does get a lot of stick, its on the end of the house which is NW facing i believe
